Straight answers
What you can hold us to
Every builder says they’re honest. These are the specific things we commit to, in writing, on every job.
- 01
A fixed price, in writing
Your quote is itemised and becomes a fixed-price contract. Where something genuinely can’t be priced yet, like rock in an excavation, it’s listed as a provisional sum with our best estimate, so you can see exactly where the price could move.
- 02
No surprise variations
Any change to the work is priced and signed by you before we do it. If it isn’t signed, you don’t pay for it.
- 03
A deposit of no more than 10%
After that, you pay in stages as each stage of work is completed, never ahead of it.
- 04
Insurance before we take a cent
Where your job needs home warranty insurance, you get the certificate before we ask for a deposit. We also carry public liability and contract works insurance, and we’ll send you those certificates too.
- 05
Time to read the contract
We never ask you to sign on the day. Take the contract home, read it, ask us anything. We’d rather you sign once you’re sure.
- 06
We’ll tell you if we’re not the right builder
If your budget doesn’t match what you’re after, or the timing doesn’t work for us, we’ll say so at the first conversation instead of wasting your time.
How we work
From first call to handover
You’ll know what happens next, and roughly what it’ll cost, at every stage.
The full process →- 1
First conversation
A phone call or a short form. We ask about the job, your budget and your timing, and we’ll tell you straight away if it’s something we do.
- 2
Site visit
We come and look. You get a rough cost range on the day, so you know whether it’s worth going further. No charge.
- 3
Detailed quote
From your plans, or with our designer if you don’t have them yet. Itemised, with inclusions and exclusions spelled out. Usually two to three weeks.
- 4
Contract and approvals
A standard industry contract, a realistic program with dates, and we handle the approvals and certifier paperwork with you.
- 5
Build
One site supervisor from start to finish, and a weekly update with photos, what’s done and what’s next. If something slips, you hear it from us first.
- 6
Handover and after
A walk-through together and a written defects list we close out. We come back at the end of the defects period to fix anything that’s shown up.
Before you call
We’re a good fit for some jobs, and not others
We’re probably right for you if
- · You want it done well, and you’d rather pay a fair price once than a cheap one twice
- · You value clear communication and a builder who answers the phone
- · Your project is in the Canberra Region
- · You can give the job the time it actually takes
We’re probably not if
- · The lowest price is the only thing that matters
- · You need it finished in an impossibly short time
- · You’re building a new house from the ground up. That’s not our focus, but we’re happy to recommend someone
Questions
The things people ask first
How much will my project cost?
It depends on size, site and finishes, which is why we visit before giving a number. You’ll get a rough range on the day and an itemised fixed price after that. If a builder gives you a firm price without seeing the site, ask what they’ve left out.
Do you charge for quotes?
The first site visit and rough range are free. A fully detailed quote on a large job takes us days of estimating, so for major renovations and extensions we may charge a fee for it, which is credited back if you go ahead. We’ll tell you before we start.
Can you work from my architect’s plans?
Yes. We also work with a building designer if you need plans drawn, and an engineer and certifier for approvals.
How long until you can start?
It changes through the year. Ask when you call and we’ll give you an honest answer, not the one you want to hear.
Do you use subcontractors?
Yes, like nearly every builder. Our trades are licensed, insured and people we’ve worked with for years. We supervise every one of them, and we’re responsible for their work.
What if something goes wrong after you finish?
Call us. Defects that are our fault get fixed, at our cost. Building law in both the ACT and NSW also gives you statutory warranties: six years for structural defects and two years for other defects.
Tell us about your project
A short form is all it takes to start. We’ll get back to you within one business day, and tell you plainly whether we’re the right builder for it.
